These packages have been designed for all types of home sellers within BC.  You have OPTIONS in the real estate process. You can do as much or as little as you want, to sell your own home. And your wallet will thank you in the end, since each model allows you to save more money on fees, than with a traditional Realtor.

BC Lite  $3250*  

Note: This package is available to all sellers within BC

You are confident in the real estate process and you’ve sold enough items on Craigslist to know that your negotiation skills are top notch. You want to take on as much of the selling process as you can, so you ask for all lead enquires to be forwarded directly to you. Arrangement of showings and communicating with all buyers and realtors, is something that you would like to take on yourself as well. 

What you’re needing professional help with, is where I come in: 

  • MLS Listing (the engine that lists your home online)
  • Listing on: Kijiji, FB, Youtube, and TheRealEstateChannel.ca
  • Providing Expert REALTOR advice
  • Comparative Market Analysis (CMA) to help you price your home
  • Title Search
  • Legal Coordination
  • Conveyance
  • ‘For Sale’ signs (1 condo/townhouse or 1 detached home AND 1 for a street corner)

*Professional photos sell homes; therefore, professional photos are required. This expense is to be covered by the seller. Listings without professional photos will be refused.


BC Sunset  $4500* 

Note: This package is available to all sellers within BC

You are committed to saving some money on selling your home, so you’d like to arrange the showings of your beautiful home yourself. If you’re keen, you host an open house and then arrange and accommodate showings as per your schedule. 

I alleviate the rest of the stress of the selling process, including all negotiations. I provide the services as mentioned in the BC Lite package.

*Professional photos sell homes; therefore, professional photos are required. This expense is to be covered by the seller. Listings without professional photos will be refused.


The Westcoast  $6950*

Note: This package is only available to sellers from Vancouver to Langley BC

You have made the decision to sell your home and are excited about selling it as quick as you can and for the most amount of money possible.   You realize that you do not have the time to arrange showings or be available for them, and you don’t feel comfortable negotiating on your own. You want a professional to come in and take care of the full real estate transaction…someone with outstanding customer service and experience! I will host 2 open houses, arrange for showings, as well as take care of all details for you in the real estate transaction:

  • MLS Listing (the engine that lists your home online)
  • Listing on: Kijiji, FB, Youtube, and TheRealEstateChannel.ca
  • Providing Expert REALTOR advice
  • Comparative Market Analysis (CMA) to help you price your home
  • Title Search
  • Subject Removal
  • Legal Coordination
  • Conveyance
  • Negotiations
  • Full Marketing Package: professional photos, video, feature sheets, for sale and open house signs

*The Fine Print of All Packages Offered by Danielle Roy Realty

i) Buyer’s Agents will be offered the full commission**, otherwise, your home may not be shown to as many buyers. However, my side of the commission, as the Listing Agent, is reduced to a more affordable commission amount than the traditional model. 

**You may change the buyer’s agent’s commission to any amount or % you’d like. The full commission for a buyer’s agent is typically 3.225% on the first $100K and 1.165% on the remaining balance. 

ii) All homes that sell for $800,000 or more, will have an additional 0.75% fee of the home’s selling price, added to the total payable amount of real estate services (this only applies to The Westcoast package).

iii) All packages can be upgraded to a higher package but must be done so in writing, on the MLS listing service agreement.

iv) Package pricing is shown exclusive of GST. Please note that 5% GST applies.

v) Danielle Roy reserves the right to change prices at any time, without notice.

How much are you saving on Real Estate Selling Fees?

The amount that a traditional Listing Agent charges is 3.775% on the first $100,000 and 1.8375% on the remaining balance of the selling price.
